  • Tri-merged credit report.
  • Resume on borrower.
  • Two years income tax returns (personal and corporate if self employed). Light doc requires 12 months bank statements for both personal and corporate accounts.
  • Verification of funds sufficient to close plus six months reserves.
  • Escrow letter.
  • Contract.
  • Signed disclosures.
  • Articles of incorporation for corporate title holders.

Foreign Nationals

  • Two bank reference letters.
  • Two credit reference letters.
  • Credit report if borrower has a social security number in US.
  • Verified funds sufficient to complete transaction and six months reserves.
  • CPA letter from borrowers home country indicating current and past two years income.
  • Borrowers resume of job history.

Guarantor

  • Executive summary of the transaction.
  • Typed 1003.
  • Tri-merged credit report for all guarantors.
  • Resume on guarantors.
